THIS IS HOW IT WORKS

Step 1.
YOU, the LANDLORD will rent your property through us for a minimum period of 3 years using a ‘Management Agreement.’ Your rent is guaranteed whether the property is tenanted or not for the full period. There are no fees as there are with a letting agents, so you get the full market rent each month. This is where your part in the process ends. It’s completely hands off and no further work for you.

Step 2:
WE would then spend anywhere from £2,000-£5,000 decorating and furnishing your property as well as other upgrades and improvements at our own cost. You are not charged for this home upgrade service because we make our money back in the long run.

Step 3:
WE contact our database of local companies and conduct viewings for professional workers and rent out the rooms. As the rooms offered are now freshly decorated and furnished to a high standard, tenants will be prepared to pay a premium for this good quality accommodation. This means we can recoup our initial refurbishment costs and make a profit.

Step 4:
The TENANT is very content as they have a great room in a beautiful house. WE make a profit on the rooms each month. YOU, the LANDLORD can relax as you received guaranteed rent, no letting fees and a free refurbishment to you property.

Step 5:
WE take care of all the maintenance on the property for the duration of the agreement, excluding structural & central heating system (if needed, we will take care of this for you and let you know the costs prior to work commencing). Throughout the agreement, we maintain your home to a very high standard, with regularly painting and decorating, we also employ a weekly cleaner and conduct maintenance inspections.

Step 6:
At the end of the contract, you would receive your property back in great condition.  Alternatively, you may choose to extend the management agreement.
